This negotiated project for Aviva Investors was the subject of extensive value engineering ahead of works commencing on site. The existing property on the corner of Bloomsbury Street and New Oxford Street consisted of basement car parking, ground level retail units and offices above. With the exception of an Italian restaurant which continued trading throughout the project, the building was vacated and soft-stripped ready for works to commence.

Extensive refurbishment included a new roof, with raised perimeter parapet and new rooftop terrace, replacement windows, curtain walling to the rear of
the property, and remodelled entrance to the office demise. The staircases and lifts were refurbished, new toilet core provided, all plant and engineering
services replaced and the offices fitted out to CAT A standard. The retail units were reconfigured and left as shell for future fit-out by others.

The project was complicated by the London Borough of Camden’s highways works in Bloomsbury Street and Tottenham Court Road.
