Private Estate, Cranleigh

This development comprised the extension and refurbishment of an existing 5,300ft2 six bedroom house to provide 7,500ft2 of upgraded living accommodation.

Structural works included underpinning the north elevation to support the construction of the new steel frame extension, making the front aspect of the house symmetrical.  An orangery was formed on the south elevation, leading out from the main reception and living area. The existing timber ground floor was removed and replaced with a concrete floor to facilitate the installation of underfloor heating.  Luxury finishes have been incorporated throughout including feature entrance lobby with a natural stone cantilevered staircase and flooring, large open fireplace, galleried landing and a bespoke Martin Moore kitchen.  External hard and soft landscaping included the construction of a lake and formation of a walled rose garden.

Two 16th century Grade II listed oak frame cottages set within the grounds were also sympathetically renovated to bring them in line with current living standards.

As part of the works, a stable complex was conserved and refurbished, and provided two one bedroom flats, a three bedroom flat, stables, tack room and shoot lodge.  A separate one bedroom flat was formed with below ground garage and associated driveway and landscaping.

A general purpose building was refurbished providing a 12 car garage and farm storage.  A biomass heating system has been installed on the Estate, along with photo-voltaic panels.
