			<content:encoded><![CDATA[<img src="http://www.bhcltd.co.uk//wp-content/uploads/2010/12/icon-arts.jpg" width="289" height="139" alt="" title="Arts &amp; Leisure" /><br/><p>Blenheim House Construction has been selected by base2stay as their construction partner for the continued expansion programme and this development follows the successful completion of the base2stay Hotel in Liverpool. </p>
<p>The new 81 bedroom boutique hotel is set in an enviable position in the heart of Soho.  The works comprise merging two buildings, and include demolishing the existing office building at 10 &#8211; 12 Carlisle Street and marginally increasing the size of the existing basement.  The new four-storey concrete frame building incorporates Portland stone and face brick cladding to the external envelope to blend in with the architecture of the area.   The 21 &#8211; 25 St Anne’s Court building is retained, with internal and external alterations to convert the upper levels for hotel use, while the basement and ground floor remain as commercial accommodation.</p>
<p>The Hotel fit-out is to a high specification with finishes such as air conditioning, and the latest WiFi and media installations.</p>

<p>Works include completing the construction of an additional storey following the phase two structural contract previously undertaken.  The building will be re-clad with new masonry and windows to meet the strict acoustic requirements stipulated by the Planning Department.  The initial design was modified in several areas to ensure the apartments conform to this complex planning condition.</p>
<p>The apartments will be fitted out with luxury finishes to a specification befitting the address, including Hacker and Pronorm kitchens, bespoke joinery and hand selected natural stone wall and floor finishes.</p>

<p> The structure requires a significant amount of structural alterations to suit the new building layout, including a new steel core and extension.  The refurbished building includes retained and refurbished fiancé façades to the front elevation, with bespoke curtain walling and timber / stone rainscreen cladding to the rear.</p>

			<content:encoded><![CDATA[<img src="http://www.bhcltd.co.uk//wp-content/uploads/2010/12/icon-commercial.jpg" width="289" height="139" alt="" title="Commercial" /><br/><p>This challenging project in the heart of London’s Mayfair consists of the demolition of a six-storey building, with sections of the front façade retained, followed by the construction of a new six-storey building with lowered basement.  A structural steel frame supports the retained façade, as well as the new stone and glazed elevations.  There are extensive temporary works to the retained façade and underpinning and structural supports to adjoining properties.  The subsequent fit-out will provide high specification office accommodation on the upper floors with a retail unit at ground floor level.</p>
<p>Blenheim House Construction was appointed on this competitively tendered project as a result of our experience of working in this demanding part of London, our in-depth knowledge of the design and installation of complicated temporary works, and our ability to produce an end product to the highest standard.  </p>
<p>The development at Maddox Street is the seventh project we have secured in the immediate area.</p>

<p>The apartments are fully serviced to a high specification including cooling and full AV installations.  Finishes include purpose made joinery walls and book matched stone panels, along with bespoke kitchen installations to provide a modern and quality feel to the large apartments.</p>
<p>The external envelope requires refurbishment to restore the elevations to their original condition, highlighting the impressive period features of the building.</p>

<p>Works comprise the extension and alteration of an existing luxury residence in Chelsea, including the construction of a new reinforced basement with swimming pool under the retained property.  The house will be remodelled and fitted out to provide exceptionally high specification accommodation for a private Client.</p>

<p>The existing office building, extending over ground to fourth floor, is a concrete frame structure dated circa 1960.  Works comprise completion of the remaining demolition works and structural alterations to the existing building including the construction of a new fifth floor.</p>
<p>The external facade of the building is to be clad in natural stone and curtain walling to provide a contemporary envelope.  Internally, the four upper floors will provide 14 fully serviced apartments served by a lift within the central core.  The ground and first floor will be left as a commercial shell space for future fit-out.</p>

<p>The building fabric comprises a reinforced concrete frame, supporting a zinc clad façade and full height windows. </p>
<p>Works will be challenging due to the site’s proximity to neighbouring properties, and the restrictions for on-site storage.</p>

<p>The scope of works includes the strip-out and refurbishment of 25,000ft² of office accommodation including new M&amp;E services, and the reconfiguration and refurbishment of core areas including lift lobbies and WCs.  The reception has been fully redeveloped from the original concept.</p>
<p>A significant volume of the CAT A works must be completed early to facilitate the integration of the ground floor tenants’ CAT B fit-out within the final phase.</p>

<p>Extension works comprise piled foundations, steel frame and curtain walling elevations, new roof coverings and windows, and a mezzanine floor.  During the 28 week programme, the curtain walling to the existing building will be replaced and the roof over-clad to match the new extension,  providing improved thermal performances.</p>
